Rental Information
The GAI Haus at 301 Summit Avenue is listed on the National Register of Historic Places and is available on a limited basis for private event rentals. We primarily host small to medium-sized gatherings that use select areas of the Haus. On occasion, we accommodate larger events that align with the unique character of the space. The GAI Haus is not ADA accessible.

Entire Haus: The cost to rent the entire Haus for up to 4 hours is $2,200. Every hour beyond that will be charged at $200 per hour. There is an additional one-time fee of $300 if the event is held on a Friday, Saturday or Sunday. The rental covers use of all public areas of the mansion including the main floor dining rooms, third floor Ballroom, Ratskeller, restrooms and parking lot. Standard tables and chairs are included in the rental fee.
Main Floor: Only The cost to rent the main floor dining rooms for up to 4 hours is $1,000. Every hour beyond that will be charged at $100 per hour. There is an additional one-time fee of $300 if the event is held on a Friday, Saturday or Sunday. The rental fee covers use of the large and small dining rooms and buffet room on the main floor, first and second floor restrooms, and parking lot. Standard tables and chairs are included in the rental fee. Ratskeller (Basement) Only The cost to rent the Ratskeller basement for up to 4 hours is $800. Every hour beyond that will be charged at $100 per hour. There is an additional one-time fee of $300 if the event is held on a Friday, Saturday or Sunday. The rental fee covers use of the three seating areas and bar area in the Ratskeller, first and second floor restrooms, and parking lot. Standard tables and chairs are included in the rental fee. Please note there are no restrooms on the Ratskeller level.Third Floor Ballroom: Only The cost to rent the third floor Ballroom for up to 4 hours is $800. Every hour beyond that will be charged at $100 per hour. There is an additional one-time fee of $300 if the event is held on a Friday, Saturday or Sunday. The rental party may choose to have an outdoor ceremony on the patio or other location on the grounds. The fee is $700 for a stand-alone outdoor event or $400 if adding onto an existing indoor rental. The rental fee includes the lawn area as well as access to bathrooms inside the Haus. The renter is responsible for securing their own tables and chairs and setting them up. The GAI does not rent out their Biergarten tables or any other patio tables and chairs.

The GAI no longer offers in-house catering. Instead, we partner with local catering companies who have experience executing both seated and buffet style dinners in our space and kitchen. Our preferred catering partners are Lake Elmo Inn, Black Forest Inn, Lunds & Byerlys, Chowgirls,and Deutschland Meats. If the rental party wishes to use a different caterer, the caterer must be fully licensed and provide proof of insurance in addition to completing our verification process. Please note that all food served at the event must be commercially prepared. The caterer is also responsible for providing all linens.

The rental party provides their own alcoholic beverages which must be brought to the GAI in advance of the event. The GAI provides compostable drinkware as part of the bar setup fee. Bartending services must either be coordinated through the caterer or provided by an outside bartending company (ie Minnesota School of Bartending, Equal Parts Cocktail Company) Glassware rental inquiries should be directed to the caterer, the GAI does not rent out glassware.

The GAI has an internal sound system that may be used free of charge which a device may be connected to via aux port to play music. If the rental party wishes to have a dance in the ballroom, they may bring in their own sound system or hire a DJ. A live performing group or DJ must be approved by the GAI prior to making arrangements. Due to the historic building and residential neighborhood, the GAI cannot allow highly amplified sound.

For larger events that include alcohol service, the GAI may require a security officer to be onsite for a fee. The renter is responsible for all liability caused by consumption of alcoholic beverages, and is required to obtain a liquor liability insurance policy.

The GAI requires a deposit and written contract to secure a date for an event. If the event needs to be canceled, the renter would need to provide a written request. Deposits are not transferable or refundable.

Decorations are the responsibility of the rental party and must be cleared in advance by GAI. Nothing may be adhered to the walls or woodwork. Live flame, glitter, sand and confetti are not permitted.

Event guests may park in the parking lot behind the Haus. The lot has capacity for approximately 40 cars. There is usually ample street parking along Summit Avenue and side streets.

A GAI staff member will be on site during the rental period.
